La Française Real Estate Managers acquires building in Toulouse's "ELIPSYS" development on behalf of three collective real estate investment vehicles (SCPI)
La Française Real Estate Managers (REM) has acquired a street-front office building forming part of the "ELIPSYS" development at 8-10, rue des 36 Ponts, in the downtown Saint-Michel district of Toulouse (31000), close to the Palais de Justice.
The complex consists of two buildings split into lots in a "T" shape. The development will have a total floor area of 10,089 m², and a usable surface area of 9,604 m², of which 4,245 m² in the street-facing property. There are also 191 underground parking spaces, 85 for the street-front building.
The "ELIPSYS" project, developed by CFA Midi-Pyrénées of the Financière Duval group, will be designed and built to meet the "NF Bâtiment Tertiaire – Démarche HQE" quality standard and qualify for a "BBC EFFINERGIE" energy efficiency label. It also offers excellent divisibility of the floor space. Delivery is scheduled for end-2016.
